Property Description

A RARE PIECE OF GOSHEN HISTORY! Originally built in 1881 as the historic Spread Eagle School, this unique property offers an exciting opportunity to restore a piece of the community's past. Situated on 3.19 level acres zoned for residential use, the property provides both land and history that are increasingly difficult to find. The approximately 1,615 SF home features 3 bedrooms and 1 full bath and is being sold **STRICTLY AS-IS, WHERE-IS**. The property has experienced significant deferred maintenance and water damage resulting from frozen plumbing. Extensive cleanup and rehabilitation will be required, and the condition of mechanical, plumbing, electrical, structural, and other components should be considered unknown. Seller will make no repairs or improvements and will not be completing inspections. **Buyer to conduct all desired due diligence.** A unique opportunity for an investor, contractor, or buyer with the vision to bring this historic property back to life.
